With her realtor hat on, Dawn started searching for a fixer-upper that met Brenda and Rebecca's criteria. It didn't take long to locate this 1940's bungalow in Reynoldstown, a neighborhood just north of I-20 and one of the "top 3" choices based on their work/play criteria. Covered with random, volunteer trees and shrubs, the back of the house was barely visible from the giant yard. A small stoop was the only access and poor landscaping had caused water issues on the rear sill and basement area.

One exciting feature of this home was the potential to open up the area between the kitchen and living room. We immediately saw this as a large open space. Nothing that a new beam and some window location changes couldn't solve.
This large kitchen space was just waiting to be designed to fit modern lifestyles. Just wait to see what becomes of it. There is new door planned to a huge deck, to the left of the sink window! New wood floors to match the rest of the house are in-store as well... The living/dining room is just behind this soon-to-be-demolished wall.
New code compliant stairs leading to the upper floor master suite will be constructed in the existing stairwell off the kitchen and the new rear entry. The old furnace grate location had been patched with particle board. Watch for what our floor folks do with this!
Anticipated to be one of the worst areas of the house, there had been obvious leaks from the bathroom above that impacted the structure in this area of the house. Both main floor bedrooms had wood floors in relatively good shape and most of the house had updated windows. This room will see little change in our renovation.
This bedroom, located on the rear of the house, will stay much the same as well. The only addition being a new door in place of the rear window the will lead to the new deck. The right wall of the stairwell was very thick to accommodate old plumbing. Plans are to reframe it and install new plumbing, adding much-needed width to the stairs.
We were all surprised to see this much space upstairs. A new rear dormer will add light and space to this master suite and of course a new bath is in the works. The new bath will have a large shower, double vanity and beautiful new finishes.
